Unlike proprietary "black box" algorithms, this engine combines a deterministic hedonic regression framework with localized paired-sales adjustment. We adjust each comparable property for gross living area (GLA) variances, bed/bath count differences, lot size premiums, garage capacity, and chronological/effective age. Comps are weighted using Gaussian distance decay (giving higher weight to identical homes on the immediate block) and time recency decay.
Yes. Adjust the subject property attributes or toggle any preset, calibrate the comp search radius, and export either the complete Machine-Readable JSON Dossier or standard Comps CSV. The exported artifacts include all raw adjustments, coordinates, and methodology weights for direct inclusion in broker price opinions (BPOs) or appraisal work files.
