How Digital Quoting Works

This engine implements a simplified ISO-style rating algorithm for demonstration and education. It calculates base rates by territory and construction, applies protection class relativities, layers coverage limits, and adjusts for risk characteristics and credits.

Rating Methodology

Base premium = (Base Rate × Territory Factor × Protection Class Factor × Construction Factor) × (Coverage A Limit / 1000). Additional coverages (B, C, D) are rated as percentages of the Coverage A premium. Liability and Medical Payments use flat charges. Deductible credits reduce the combined premium. Roof age/material, alarms, sprinklers, smart home devices, claims history, and bundling apply multiplicative credits/debits. Valuation basis (RC vs ACV) adjusts the final premium.

Coverage Definitions

Coverage A (Dwelling): Structure itself.
Coverage B (Other Structures): Detached garage, fence, shed — typically 10% of A.
Coverage C (Personal Property): Contents — typically 50% of A.
Coverage D (Loss of Use): Additional living expenses — typically 20% of A.
Coverage E (Liability): Bodily injury/property damage to others.
Coverage F (Medical Payments): Guest medical expenses, no fault required.

Protection Class & Territory

Protection Class (1–10) reflects community fire suppression capability (hydrants, department response, water supply). Class 1 is best; 10 is unprotected. Territory codes group areas with similar loss experience. Both are published by ISO and used in filed rates.

Quick Start

1. Choose a preset scenario or enter your own property details.
2. Select coverages and deductible.
3. Adjust rating modifiers (roof, alarms, claims history).
4. Click Calculate Quote to see the breakdown.
5. Click Add to Comparison to save versions side-by-side.
6. Export as JSON for systems or a formatted quote sheet for clients.

Limitations & Assumptions

• This is a demonstration engine, not a filed rating plan. Real quotes require carrier-specific rates, forms, and underwriting guidelines.
• Territory base rates are illustrative averages, not actual ISO loss costs.
• No endorsement, schedule, or optional coverage pricing (e.g., water backup, ordinance/law, identity theft).
• No premium tax, assessment, or fee calculations.
• Commercial lines, farm, and specialty products are not supported.
• All calculations run locally in your browser — no data is transmitted.

Export Formats

JSON: Complete parameter set, calculated premiums by coverage, modifiers applied, and metadata. Suitable for API ingestion or audit trails.
Quote Sheet: Human-readable text format with header, coverage table, premium summary, and disclaimers. Ready for client presentation or printing.
